Hunter Havericak Hotel Group of Marcus & Millichap has been exclusively retained to offer for sale the fee simple interest in the 75-room Days Inn located on the sand in Daytona Beach Shores, Florida. The hotel is a seven-story property built in 1986 and features an additional large penthouse unit currently not in the rental rotation that occupies three room bays. The hot tub is nearly complete on the pool deck and is expected to be one of the largest in the market.
Hotel revenue has been remarkably consistent in recent years despite damage to both the pool deck and the seawall, resulting in repairs followed by the construction of the new hot tub. Repairs commenced in November 2022 following damage from both Hurricane Ian and Nicole. Damage was primarily caused by failure of the seawall off property immediately to the south. Construction of the new seawall was completed in December 2024.
The seller has carried out annual capital improvements and preventative maintenance, including a new elevator within roughly five years, new carpet, new bedding, new lighting package, re-coating the roof, renovating the parking deck and rebuilding much of the pool deck area (see list in deal room).
