
The 182-room DoubleTree by Hilton in Augusta, Ga., has been sold to The Flacks Group in a deal brokered by Marcus & Millichap. Other terms and conditions were not disclosed.
Built in 1990, the full-service hotel has meeting and event space, a restaurant and bar, a fitness center, an outdoor pool and business amenities. The Flacks Group is planning a transformational renovation of the DoubleTree asset, including a comprehensive guestroom redesign, significant upgrades to public areas and meeting space, as well as enhancements to food-and-beverage offerings.
In addition, the Miami-based real estate investor—which already owns the Crowne Plaza North Augusta—is planning back-of-house and building systems improvements for the newly acquired property aimed at materially elevating the hotel’s positioning, operating performance and long-term competitiveness within the Augusta market. The hotel is located on Perimeter Parkway, just off Interstate 20 near the entrance to Augusta National Golf Club.
Marcus & Millichap’s Robert Hunter and McLean Hicklin, in association with John Leonard, the company’s broker of record in Georgia, exclusively marketed the property on behalf of the seller, a locally based private-party portfolio owner. The brokerage firm also procured the buyer.
“The buyer of DoubleTree Augusta is highly confident in the fundamentals of the Augusta market and will be adding to their existing presence there,” said Hunter, senior managing director investments, Marcus & Millichap. “The hotel will be heavily renovated and positioned to complement its existing hotel, which was also recently acquired.”
